Krispy Kreme Franchisee Launches More Fast-Food Concepts

Houston's Guillermo Perales has plans to open 15 more fast food chain locations in Houston.

Perales, who helped bring Krispy Kreme doughnuts back to Houston last year and is CEO of Turbo Restaurants LLC, reached a new development agreement with Atlanta-based Arby’s Restaurant Group Inc. on Feb. 4 to open the storefronts.

The restaurants will be rolled out around the city over the next 5 years. Arby's currently has only six locations in Houston. Perales and Turbo Restaurants also partnered with Arby's to open 15 new restaurants and remodel 12 in Dallas.

“Guillermo Perales of Turbo Restaurants is among a select group of premier franchise restaurant developers in the country, and we’re excited about his commitment to expand with Arby's in Texas," Greg Vojnovic, chief development officer at Arby’s Restaurant Group, said in a statement.

Perales, who is also president and CEO of Dallas-based Sun Holdings LLC, brought Krispy Kreme back to Houston in November 2015 to a great deal of fanfare.

The franchisee struck a deal with Krispy Kreme in December 2013 to open 10 Houston-area stores. So far, two have opened on Westheimer and Highway 6, respectively. Plans for locations at 3055 S. Loop W. near NRG Stadium and at 4061 Spencer Highway in Pasadena are also underway.

Dallas/Houston, TX (RestaurantNews.com)  Arby’s Restaurant Group, Inc. (ARG), parent company of the franchisor of the Arby’s brand, today announced that it has reached a new development agreement with franchisee, Turbo Restaurants, LLC, to open 15 new restaurants over the next five years in the Houston market. This is in addition to 15 new restaurants that Turbo agreed to develop in Dallas under a previous development agreement.

Turbo has also committed to remodeling 12 Arby’s restaurants in the Dallas market to the new “Inspire” restaurant design, which features multicolor wood materials, stainless steel, modern lighting and chalkboard graphics. The new openings equate to approximately 800 new jobs with Turbo in the two Texas markets.

Guillermo Perales has found his place in the sun.

The founder, owner and CEO of Sun Holdings Inc., one of the nation’s largest franchise operators, has grown his Dallas-based restaurant empire in the last 18 years from a single Golden Corral location to more than 500 Burger King, Popeyes, Arby’s, CiCi’s, Golden Corral and Krispy Kreme units. Sun Holdings also counts among its holdings 10 airport restaurants and 89 T-Mobile stores.

Since using a loan from the Small Business Administration to launch the company in 1997, Perales has tallied a growth rate of 50 percent per year, he noted in a recent blog post. In 2015 he continued his aggressive expansion pace, including his acquisition of 84 Burger King locations in Texas, bringing his total to 280 units of that brand alone.

Even as some restaurant operators have sought to shed locations — either parent companies divesting corporately owned units or smaller operators retiring from their businesses — Perales has stepped up to the plate, eager to add density in his core markets of Texas and Florida.

He has accumulated dominant market shares in several cities in those states, a strategy that provides marketing and operational efficiencies, and affords flexibility for expansion and relocation, he explained in a 2012 interview with Entrepreneur magazine.

“When you have the whole market, you can do what you think is the right thing,” he said at the time.

The Mexican-born Perales, who reportedly is the largest Hispanic franchise operator in the country, has been recognized with numerous awards for his leadership and entrepreneurial skills. He also is active in various industry activities, including his serving as president of the International Hispanic Franchisee Association.

After a series of delays, the first Krispy Kreme location in Houston in nine years will open.

The location at 8611 Westheimer Road will open at 6 a.m. on Nov. 3, and people were lining up as early as 8 a.m. on Nov. 2, the Houston Chronicle reports. The second Houston location, at 5603 Highway 6 North, is set to open Nov. 17, according to the Chronicle.

North Carolina-based Krispy Kreme Doughnuts Inc. (NYSE: KKD) left the Houston market in 2006 after its franchise agreement ended. Franchisee Guillermo Perales, president and CEO of Dallas-based Sun Holdings, LLC. struck a deal with Krispy Kreme in December 2013 to open 10 Houston-area stores.

The Highway 6 location initially was expected to open in February, but that date was pushed back several times. In September, Perales told the Houston Business Journal he began to have doubts that the location had the space and supplies to solely satisfy the demand in Houston.

In addition to the Westheimer and Highway 6 locations, the next two to open will be at 3055 S. Loop W. near NRG Stadium and at 4061 Spencer Highway in Pasadena, Perales told HBJ.

Two large Burger King franchisees recently completed a series of acquisitions involving more than 150 locations in the Midwest and Texas, highlighting a massive wave of consolidation in the burger franchise.

Atlanta-based GPS Hospitality bought 60 Burger King locations in Michigan from Team Schostak Family Restaurants, the company said Tuesday.

Texas-based operator Sun Holdings, meanwhile, just completed a trio of transactions for a total of 84 Burger King restaurants throughout Texas, and owner Guillermo Perales said he has 20 more units under contract.

We’re having a good year, no question about it,” Perales said. “We’ve had very good [same-store sales]. I think 3G Capital [Burger King’s controlling shareholder], they’re doing a good job.”

Terms of the deals were not disclosed. But the acquisitions highlight a growing wave of consolidation within the franchise business as larger franchisees buy smaller franchisees, quickly creating large-scale operators with hundreds of units.

Both GPS Hospitality and Sun Holdings have quickly become two of Burger King’s largest operators.

GPS Hospitality is just 3 years old. The company is based in Atlanta and has used several acquisitions to quickly amass nearly 200 locations in the Midwest and the Southeast.

“These new restaurants mark continued growth for GPS Hospitality in the Midwest, and we look forward to bringing our brand of service and guest experience to the people of Michigan,” Tom Garrett, CEO of GPS Hospitality, said in a statement. “Team Schostak is a very established and highly regarded company, and we’ll continue their tradition of excellence.”

Sun Holdings, meanwhile, has grown from 60 Burger King locations to nearly 300 over that same time period. The company also owns 100 Popeyes locations and 50 Arby’s units.

Several factors are fueling the consolidation wave. One factor is there are more buyers, especially for brands that are performing.

Sun Holdings and GPS Hospitality are both in buying mode, and Burger King has a lot of momentum, with same-store sales in the first quarter increasing nearly 7 percent.

Another factor is franchisees buying locations have access to capital. Several investment groups and lenders are willing to finance franchisee transactions.

GPS Hospitality was able to buy out Team Schostak’s Burger King locations with investments from a pair of family investment firms, The Cynosure Group and Nonami Investments.

Sun Holdings, meanwhile, recently closed a $230 million credit facility, led by BVA Compass.

The availability of capital and eager buyers are raising prices. Some companies are opting to sell, such as Team Schostak, which has recently bought several Applebee’s units and is also a franchisee in Michigan of Del Taco and Mod Pizza. Schostak had owned the Burger King locations in Michigan for 34 years.

“Fortunately, we found a very qualified buyer in GPS Hospitality,” Mark Schostak, executive chairman of Team Schostak, said in a statement. “The GPS leadership team shares the same values and operational philosophies and we are confident in their ability to continue to successfully grow and operate the Burger King brand, making this transition as seamless as possible for everyone involved.”

In addition, many franchisees, especially in older, legacy concepts, are retiring and opting to sell now that prices are high and there are buyers. Many of the locations Perales is buying came from retiring operators.

“There’s still a lot of succession happening,” he said. “There are a lot of sellers in their 70s, and they want to get out. There’s definitely going to be more consolidation. It’s very active. Definitely.”

BizJournals.com reported today's announcement from Sun Holdings, Inc. president, Guillermo Perales, of a bid to open multiple new restaurant and concession locations in the George Bush Intercontinental Airport in Houston, including a mexican restaurant and a Burger King Whopper Bar. 

Perales pointed out that if his bid is accepted, he would be the first Hispanic operator in the airport. 

"There are over 2 million Hispanics in Houston. We hope (the airport) gives our company a chance," Perales told bizjournals.com

Sun Holdings, Inc. has been ranked the 8th largest franchise group in the Franchise Times' "Restaurant 200" issue. The rankings list, which was published this month, ranked the country's top 200 restaurant franchisees by annual revenue and number of units. Franchise Times noted in their attached article that most of the top contenders on their list have been acquiring existing units at an increasing rate to keep up with growth, a strategy which holds true for Sun Holdings.

"For me to keep my growth, I really have to look for other brands," Guillermo Perales, CEO and President of Sun Holdings said in an interview with Franchise Times. "You look for buying opportunities. It's another area of business. You cannot grow if you can't buy, so I have to buy."

Alongside acquisitions, Sun Holdings plans to continue to expand it's already large portfolio in coming months with multiple new T-Mobile, Popeyes, and Krispy Kreme openings.

Sun Holdings, Inc. announced its acquisition of seven franchised T-Mobile retail locations from Killeen-based Jarbouh Enterprises. Guillermo Perales, one of the largest restaurant franchisees in the U. S., isn't content to buy one or two locations in a given market. He prefers to own all of them.

His Dallas-based company, Sun Holdings LLC, is doubling in size this year to nearly 400 stores, including 96 Burger Kings that he recently acquired in the Orlando-Daytona market and more than 50 Arby's in Dallas, representing 99 percent and 100 percent of those markets, respectively.

The biggest Latino franchisee in the country and fourth-largest U.S. Burger King franchisee, Perales, 50, who was born in Mexico, also owns 85 percent of the chain's Dallas market and is in the process of remodeling locations in Florida and Texas.

And there's more: Perales owns all of the Popeyes in Dallas – he's that chain's second-largest franchisee -- and 90 percent of the CiCi's restaurants in Houston. His holdings also include 33 Golden Corral restaurants, the company he chose when he opened his first franchise with a Small Business Administration loan in 1997.

Why the interest in snapping up so many locations in the same cities?

"When you have the whole market you can do what you think is the right thing," Perales says. Owning the market allows you to close, move and build stores, and to set uniform pricing and promotions without ruffling the feathers of customers who notice different deals at different locations, or have disagreements with other franchisees, he explains.

"It's only one price, one promotion, one message," Perales says.

Sun Holdings, Inc. Acquires 96 Florida Burger King Units

Burger King Corp. (BKC) and Sun Holdings Inc. has announced the acquisition and transfer of 96 BKC-owned store locations to Sun Holdings' Florida subsidiary, Magic Burgers LLC. The deal brings Sun Holdings' Burger King franchise portfolio to 167 units in Florida and Texas. 

Guillermo Perales, the sole owner of Sun Holdings Inc, says he plans on remodeling 69 of the newly acquired locations with BKC's 20/20 store design over the next three years. Perales also plans on opening seven new Burger King locations in Florida, and ten new Burger King locations in Dallas.
